ABOUT THE CHINO HILLS, RANCHO CUCAMONGA, AND FONTANA, CALIFORNIA AREA
CHINO
HILLS Breathtaking Views and Natural Open Spaces
Set in the rolling green hills between
San Bernardino and Orange Counties, Chino Hills offers residents quaint living
and breathtaking views of the beautiful San Gabriel and San Bernardino Mountain
ranges, as well as the entire Inland Valley. As one of the few areas in all of
Southern California to boast four unique eco systems - natural grasslands,
Chaparral, Oak and Walnut woodlands - the softly rounded hillsides of Chino
Hills contribute to the unique character of the community, and offer a
wonderful, family oriented lifestyle.
Comprised of single-family homes,
condominiums, villas and townhouses spread across 46 square miles of natural
beauty, Chino Hills is the perfect destination for families and residents of
all ages. It has quickly become a favorite home destination for professionals
commuting to equidistant downtown to Los Angeles, metropolitan Orange County
and burgeoning San Bernardino, and is freeway close to three State Highways,
57, 60 & 71.
Additionally, residents enjoy more than
2,500 acres of publicly maintained natural open space and 10,000 acres of
state-owned natural parkland. One of these parks is Chino Hills Community Park,
which covers 13 acres. Amenities include picnic tables, a lighted playground,
soccer field, football field, baseball fields, a snack bar, restrooms and
barbecues.
Chino Hills residents also enjoy a unique
quality of life in one of the most innovative and well-executed Master Planned
Communities in all of Southern California. The city grid has safe, well-planned
roads, and parks adjacent to every neighborhood. Additionally, residents
benefit from one of the better school districts in the entire Inland Valley.
The Chino Unified School district boasts several fine campuses inside the
community, including state-of-the-art Reuben Ayala High School. Other amenities
include the finest in shopping and entertainment opportunities, and dozens of
wonderful churches.
For the prospective homebuyer, Chino
Hills is a highly desirable community in which to live, raise a family, or even
retire. In short, Chino Hills has it all.

RANCHO
CUCAMONGA View, Variety, Values
If - as some say - "Southern California
is a mile wide and an inch deep," then Rancho Cucamonga breaks the mold. A
community with a wealth of history shaped by men and women from many cultures
over the last two centuries, Rancho Cucamonga has a heritage of hard work,
family values and community. And the landscape is dotted by symbols of those
values - historical landmarks, early California ranchos, vineyards, orchards
and wineries.
But while preserving its past, the Rancho
Cucamonga of today is also embracing the future as one of the fastest growing
suburban areas in the Southern California metroplex. Surrounded on two sides by
the beautiful San Gabriel and San Bernardino mountain ranges, Rancho Cucamonga
boasts many award-wining, planned communities made up of single-family homes,
condominiums, villas and townhouses in all price ranges, spread across 37
square miles.
Nestled in the foothills and freeway
close to Interstates 10 and 15 and State Route 30, Ranch Cucamonga not only
prides itself on being a nostalgic stop along historic Route 66, but also on
being a popular recreational destination for today's Southern California sports
enthusiasts. One of the city's jewels is the perpetually sold-out Epicenter,
the exquisitely designed home stadium of the minor-league Rancho Cucamonga
Quakes, an affiliate of the Anaheim Angels. And the community is a duffer's
haven with four premiere public and private golf courses to challenge every
golfer's abilities. If outdoor recreation is your style, Rancho Cucamonga is
just minutes away from wilderness trails in the gorgeous San Bernardino
National Forest, and just miles away from the ski slopes of Wrightwood, Mt
Baldy and Big Bear in winter, or boating at Lake Arrowhead and Big Bear Lake in
summer. And if your interests tend more to the culinary, Rancho Cucamonga is
home to many five-star restaurants, as well as the wine-tasting rooms of the
famous J. Filippi an Guasti Wineries.
But Rancho Cucamonga is also a community
dedicated to the inner-enrichment of its residents, whether they attend any of
the city's excellent schools, its fine churches, or are just enjoying the
historical sites. It's legacy of culture and family traditions, affordable
housing and exciting amenities that combine to make Ranch Cucamonga one of the
premier locations in Southern California to live.

FONTANA Beauty,
Culture and Fine Living Along Historic Route 66
The City of Fontana, nestled in the
shadow of majestic Cajon Summit, is at once one of Southern California's oldest
and newest cities. Rich with the history and the early migration of
California's early settlers, and onetime popular stop along historic Route 66,
Fontana now boasts extensive residential and commercial development in all
price ranges. Sitting at the intersection on Interstates 10 and 15 and State
Routes 66 and 30, Fontana is a hub community that is not only freeway close but
is also accessible from greater Los Angeles by Metrolink rail service.
Additionally, Ontario International Airport is just 10 minutes to the
west.
But Fontana's convenient suburban
location doesn't take away from its small town, Mid-America charm and
recreational mystique. Just minutes from the beautiful San Gabriel Mountains
and the ski slopes of Big Bear, Wrightwood and Crestline, Fontana is home to
twelve county parks, The California Speedway, the new Sierra Lakes Golf Club
championship gold course designed by Ted Robinson, the beautiful 1,000-seat
Performing Arts Center, dozens of respected churches, and several museums
chronicling the city's proud beginnings. And locations such as the Wigwam
Motels and Bono's Deli on Foothill Boulevard provide nostalgic Route 66
reminders of an era still treasured by many visitors to Fontana and some of its
"old time" residents. And events like the Fontana Days Festival and Parade, as
well as the Fontana Half Marathon (on the world's fastest half-marathon course)
lend to a sense of community enjoyed by all residents.
Comprised of quality, affordable
single-family homes, condominiums, villas and townhouses spread across 36
square miles, Fontana is the center of one of the nation's fastest-growing
economies. Fontana's primary and secondary markets total more than three
million people with an economy stronger than that of 18 states. As for
education, the Fontana Unified School district is one of the finest in the
Inland Valley, not to mention the city's close proximity to 11 world-class
colleges and universities.
If a small town, family-friendly
lifestyle, with all the recreational benefits of a Southern California address,
is what you're looking for, then Fontana is your destination.

Titles >Holding Title to A Condo
With condominiums becoming increasingly popular among today's homebuyers, it is a good time to clarify the terms of ownership that seem to confuse many people. Condo-type residences most commonly fall into two categories - condominiums and townhouses.
A condominium is usually a multi-story structure. Each owner-resident has a deed of ownership for his own unit and owns the space within the unit, but not the land under the structure. Therefore, condo units can be stacked vertically. Condo owners share title to the common areas of the development, including land, exterior of buildings, hallways, roofs and swimming pools -- all areas used by all occupants. Each owner pays property taxes on their unit. Also, a monthly fee is paid to the homeowners' association that is used for managing and maintaining all common areas.
A townhouse, or town home community is usually a series of single- or two-story housing units, each linked to each other horizontally by common walls. Each owner hold title to their unit and the land beneath it, thus these units cannot be stacked vertically. Typically, a townhouse unit will be a two-story residence, with the living area downstairs and bedrooms upstairs. Common areas belonging to the townhouse development are owned jointly. Each townhouse owner pays property taxes and association fees.
